Welcome to part four of our series, "Did You Miss Your Selling Opportunity?" Of course, even in part four, the answer to that question continues to be a resounding, "No!" But, there are three pillars you must get right for a successful selling experience.
We covered each of those in parts one, two and three of this series, and they are: strategic pricing, promotion and preparation. We consistently execute on these three pillars and deliver great results for our clients. In part four, we tie these three all together into one winning strategy.

So, letβs review each of the key components of a successful plan. First is strategic pricing. List price is the key, and list-price decisions should be very strategic. List price sets the tone and determines how many buyers will consider your home. When setting the list price, we consider location, competition and market conditions, and we price your home to achieve the best sales price. Market conditions have changed and top producing agents anticipate where the market is going and set a price that positions you ahead of the curve. What you want is an agent who: 1) understands the market, 2) your objectives and 3) can set a strategy to sell at a higher net return then similar homes.
Next is promotion. Promotion starts with high quality professional photography and videography. These photos and videos create compelling visuals that generate emotion, and emotion sells a home. Then, these dynamic photos and videos need to be seen! We then post and advertise across the major social media platforms: Facebook, Instagram and YouTube, with ads customized for each platform. Your home is also featured in direct email to our database of thousands of potential buyers. We then directly contact other top buyer agents to encourage them to show and sell your home. The bottom line is, you want a great looking home in front of the highest number of potential buyers, in the most effective formats.
The third fundamental is preparation. A well prepared home will always sell for more than one without preparation. First impressions are critical. Every home is different and great agents will evaluate each home to determine what should be done to maximize your return on investment (ROI). ROI is different then just making changes, it means doing the things that matter the most and doing them in the most cost effective manner.
