This week we’re looking at how sellers win in a changing market, and specifically, that preparation is a really important part of that. My sellers won REALLY big during a relatively easy time, because preparation is a basic step, and we never get away from the basics.
Preparing a home to sell is usually referred to as staging. Staging does involve a cost, and it can be anywhere from a few hundred to several thousand dollars. So, why do it!?
It is estimated home staging leads to increased offers between 1% and 5% compared to similar homes that weren’t staged. According to the National Association of Realtors, more than 80% of real estate agents said staging a home made it easier for a buyer to visualize the property as a future home. Staging can get your home sold faster, and the faster a home sells, the more it will sell for. According to HomeAdvisor.com, homes that have been staged spend between 33% and 50% less time on market.
When potential buyers come to view your home, you want them to see themselves living there — to feel at home and not as if they’re in someone else’s house. Staging the living room was found to be very important for buyers (46%), followed by staging the master bedroom (43%) and staging the kitchen (35%).
